OUR AIM

Our aim is to provide bespoke solutions to any number of property related challenges our clients may have. Typically, our clients fall into one of the categories below:

- Tired landlords who are struggling to deal with the pressures and costs of tenant management and property maintenance
- People who have inherited property and do not want to sell but similarly do not want to become landlords
- Home owners who choose to emigrate abroad and want to earn an income from their property in Ireland while overseas
- Property owners who have a property that is currently vacant and want to avoid paying the vacant home tax but do not want to invest their own money in renovating the property
- People who are looking for general advice or guidance on property related matters from a trusted source

HOW THE PROCESS WORKS

We will come to your property and conduct a survey at no cost. We will then offer you a fixed monthly rent that we will pay you for a period of anywhere from 3 – 10 years. This rent is guaranteed and under contract, whether there are tenants in place or whether the property is vacant. In return for this guaranteed rent, we will take control of the property, invest in a refurbishment to bring it up to our rental standards and rent the property out to perspective tenants. What sets us apart from other property management companies are the following: 

We do not charge any fees for managing the property. You receive guaranteed rent on a monthly basis with no deductions. 

We will pay you rent every month for the duration of the contract regardless of whether the house is tenanted or not.

We manage all maintenance of the property and bear the cost ourselves. Boiler needs to be replaced, walls painted, new carpets, door replaced, etc. We deal with all the above and cover all the costs associated. 

We have a database of fully vetted and pre-approved tenants with employment references, previous landlord references and financial statements. We select tenants from our database for the properties we manage. We handle all contracts and tenancies. 

We will carry out a refurbishment of your property to bring it up to our rental standards. This cost is entirely ours and results in you being handed back an upgraded property at the end of our rental agreement. We insist on a minimum 3 year agreement with property owners to recoup this cost.
